How the number is built
- Comp selection: same area, same beds/baths band, sold within 180 days, sqft within ±20%
- Weighting: recency (0.5), geo distance (0.3), sqft match (0.2)
- Per-line adjustments: sqft, age, condition (vision-derived), lot, garage, view
- Confidence band: MAD × 1.4826 around the weighted median $/sqft
- Deterministic, same inputs, same output. No black-box neural net.
